What’s New in 1.8.0?

BuildMate 1.8.0 tackles two core questions:

  1. How quickly can you know what you can and can’t do on a development lot?
  2. When discussing a project in chat, does the AI actually understand your specific site?

Answer: faster and more accurate than ever.


Feature One: Project Pre-Screen

Previously, when you got a development site, you had to look up applicable codes, check for overlays, and assess feasibility yourself — a process that could take hours or even days.

Now BuildMate does it automatically.

How It Works

Enter a development site address (NSW supported currently), and the system will:

  1. Auto-verify the address — confirms it’s valid and within the database coverage
  2. Generate a Pre-Screen Report — with three sections:

📋 Applicable Building Codes & Planning Requirements

Based on NSW regulatory documents, automatically matching the applicable National Construction Code (NCC), State Environmental Planning Policies (SEPP), and Local Environmental Plans (LEP). You don’t need to know which document to check — the system finds it for you.

🗺️ Overlay Identification

Automatically detects whether the lot falls within heritage conservation areas, flood zones, bushfire-prone areas, or other special overlays. These overlays directly impact your development方案 — the earlier you know, the better.

🔧 Development Feasibility Skill Assessment

Based on the lot’s actual conditions, automatically identifies key development constraints to watch. The report is saved to your project and you can revisit historical reports anytime in conversation.

Real-World Scenario

You found a block in North Ryde and want to build a duplex.

Enter the address → BuildMate returns a Pre-Screen Report within 30 seconds:

  • Applicable: NCC 2025 + local LEP residential zone provisions
  • Overlays: No heritage, but bushfire-prone area
  • Feasibility: bushfire-prone area flagged, relevant constraints noted

You immediately know a BAL assessment is required and what the floor space ratio limit is. No more hours digging through documents.


Feature Two: Thread Site Lock

Previously, every time you asked a question about a project, you had to remind the AI where the lot was and what constraints applied. No more.

How It Works

When you start a chat within a project context:

  • Auto-binding — the chat thread automatically links to the corresponding project site
  • Auto-fetching site data — AI gets the address, overlays, applicable codes automatically, for more precise answers
  • Sidebar display — current thread’s associated project info is shown in real-time in the sidebar
  • Auto code matching — the system automatically maps regulatory documents to the lot’s applicability
  • Smart CDC determination — AI performs Complying Development Certificate judgment based on specific lot information

Simply put: start chatting once, and the AI always knows which lot you’re talking about. No need to repeat addresses and context.

Real-World Scenario

You start a conversation within the “North Ryde Duplex” project:

Ask: Can I build a duplex on this lot?

AI already knows:

  • Address: North Ryde XXX Road
  • Zone: R2 Low Density Residential
  • Overlay: Bushfire Prone Area
  • Applicable codes: NCC 2025 + Ryde LEP 2014

The answer is based directly on this information — no repetition needed.


Other Updates

NCC Fully Upgraded to 2025

The National Construction Code (NCC) in BuildMate has been fully updated to NCC 2025. All search results and Pre-Screen reports are based on the latest codes, ensuring you never make decisions from outdated provisions.


Usage Limits

BuildMate is currently in testing phase. Each user has 5 Project Pre-Screen reports.

When you reach your quota, the system will show a prompt — you can request more through the in-app feedback page.
